Berkshire bought Taylor Morrison — what Arizona new-home buyers should (and should not) assume

Fact-check of Berkshire Hathaway’s July 24, 2026 acquisition of Taylor Morrison for Arizona buyers — closed ownership ≠ new ROC license, brand ≠ GC entity, and warranty clocks do not restart.

Published Updated 9 min read

Ownership headlines are not warranty calendars. On July 24, 2026, Berkshire Hathaway completed its cash acquisition of Scottsdale-based Taylor Morrison. For Arizona buyers and warranty claimants, the useful question is not “who owns the parent company?” — it is which Arizona legal entity and ROC number still sit on your purchase, permit, and warranty documents.

What the public record actually says

Company releases and SEC Form 8-K filings describe:

  • Berkshire Hathaway completed the merger on July 24, 2026
  • Taylor Morrison shareholders received $72.50 per share in cash
  • Roughly $6.8 billion equity value / $8.5 billion enterprise value
  • Taylor Morrison became a wholly owned Berkshire subsidiary and is delisting from the NYSE
  • CEO Sheryl Palmer continues to lead Taylor Morrison and is expected to help integrate TM brands (including Esplanade, Yardly, and Taylor Morrison Home Funding) with Berkshire’s site-built Clayton Properties Group platform

Closed is still not a license rewrite. Parent-company ownership can change while the Arizona construction GC printed on your packet stays the same until permits, warranty booklets, and ROC filings say otherwise.

Arizona ROC entities that matter today

Public aggregators and TM marketing show both licenses with recent permit activity. Match the exact number on your documents — do not assume every Valley lot uses #179178.

Berkshire’s broader Clayton Properties Group roster is a national integration story. It does not automatically put another state’s GC or a Clayton regional brand on your Arizona ROC complaint path.

Myths the closing invites

“Berkshire owns Taylor Morrison now, so my warranty is with Berkshire / Clayton.”
Not automatically. Express warranties, portal tickets, and ROC complaints follow the seller / contractor named in your documents. A parent acquisition does not silently reassign every open ticket or rewrite every ROC file.

“The deal closed, so my ROC complaint window restarts.”
Do not assume that. Arizona’s two-year new-home ROC complaint window still runs from close of escrow or occupancy (whichever first) under A.R.S. § 12-1365. Calendar your own dates; do not wait for corporate integration news.

“Taylor Morrison is now a different builder, so implied-warranty / repose clocks reset.”
Ownership of the parent is not a new substantial-completion date. Live A.R.S. § 12-552 still uses the eight-year / limited ninth-year repose framework as of our 2026-08-14 review. Parent M&A does not invent a new start date for your house.

“The yard sign or Berkshire press release is the license.”
Arizona already shows how fragile that idea is: Century Complete vs Century Communities, Brightland vs DRB, Landsea vs Risewell / TNHC, Maracay vs Tri Pointe, and the closed Dream Finders–Beazer deal (Oct 20, 2026). Acquisitions are research clues — enforcement still needs the GC and ROC number. Deep dive: Multi-builder masterplan warranty traps.

“I should pause documentation until integration finishes.”
Opposite advice. Photos, portal tickets, and dated responses stay valuable whether Taylor Morrison remains the consumer brand, shares systems with Clayton Properties Group, or later changes marketing names.

Contrast with Dream Finders–Beazer (closed Oct 20, 2026)

Dream Finders and Beazer announced a definitive merger on August 6–7, 2026. Beazer stockholders approved on October 15, 2026, and Dream Finders completed the acquisition on October 20, 2026 (Beazer wholly owned Dream Finders subsidiary / NYSE-delisted). Closing disclosures say nothing about Arizona ROC licenses — keep Beazer (#114625) and Dream Finders (#356210) as separate Arizona paths and check ROC for any license change. See Dream Finders buying Beazer.

Berkshire–Taylor Morrison is the opposite posture: closed ownership, still verify the Arizona GC before treating any brand language as the license.

What to do if you already own (or are buying) a Taylor Morrison home

  1. Save the legal entity from your purchase agreement, warranty booklet, and building permit — not just the logo on the model-home flag.
  2. Verify the ROC number (#179178 vs #295015, or whatever appears) on the live ROC contractor search.
  3. Keep filing defects through the portal named in your warranty package while that portal still accepts tickets.
  4. Calendar month 11 and the two-year ROC window even if brand or parent-company marketing changes mid-stream.
  5. Ask in writing which entity will honor open warranty items and which ROC license pulled your permit.

Use the documentation checklist and keep living records in the AZ HomeShield apps so ticket history is not trapped in a rebranded email thread.

How this directory will track the brand

  • Taylor Morrison stays a builders-directory entry with Arizona ROC numbers #179178 and #295015.
  • Public context notes Berkshire ownership (closed July 24, 2026) and the planned Clayton Properties Group integration.
  • We will not invent a Clayton / Berkshire ROC number for Arizona TM lots. If a post-close legal-entity or license change appears on live ROC / permit paperwork, we will update the directory then — not based on the press release alone.

Active 2026 Arizona selling still includes Verdin, Ellsworth Ranch, Artisan at Asante, Saltbrush at Saddleback, and Aloravita collections — shared masterplan amenities still do not merge ROC files with neighbors.

Fact-check summary

Short claim → verdict pairs from this guide (also used by the myth checker ).

  • “Century Complete / Brightland / Landsea / Maracay / Beazer / Taylor Morrison on the yard sign is automatically the ROC entity on my complaint.”

    Not automatically

Consumer brands rebrand and get absorbed. Berkshire closed its Taylor Morrison acquisition on July 24, 2026, and Dream Finders closed its Beazer acquisition on Oct 20, 2026 (Beazer wholly owned Dream Finders subsidiary / NYSE-delisted). Closing disclosures say nothing about Arizona ROC licenses — keep #114625 and #356210 separate and check ROC for any license change. Closed parent ownership still is not the license. Verify the legal entity and ROC number on your packet in the Arizona ROC contractor search.

  • “A builder acquisition (Berkshire–TM closed July 24, 2026; Dream Finders–Beazer closed Oct 20, 2026) means owners are already on the buyer’s warranty / ROC coverage.”

    Not automatically

Berkshire’s July 24, 2026 Taylor Morrison close does not rewrite Arizona GC packets overnight — still match #179178 or #295015. Dream Finders–Beazer closed Oct 20, 2026 (Beazer wholly owned Dream Finders subsidiary / NYSE-delisted); closing disclosures say nothing about Arizona ROC licenses — keep #114625 and #356210 separate and check ROC for any license change. Calendar your own ROC window; do not wait for rebranding news.

  • “Berkshire bought Taylor Morrison, so my ROC window and warranty clocks restart.”

    False as a complete picture

Parent ownership closed July 24, 2026, but the two-year new-home ROC window still runs from close of escrow or occupancy under A.R.S. § 12-1365, and A.R.S. § 12-552 repose still measures from substantial completion — not from the Berkshire press release.
